Error message on custom template html

This is my first time trying to add a custom template someone made for me to Auctiva. That person is not familiar with Auctiva but is with eBay. I am not html/template literate so I could really use some help as how to get this set up.

I keep getting an error that says "one and only one description tag only" I have no idea what this is what to delete or add....what to look for. I am just copying and pasting my template html instructions into the create box. When I preview it...it is fine but when I try to save it to use in my private custom templates it comes with this message. I had tried to guess and delete/add etc...several different ways to no avail....can anyone help me or direct me. Thanks...I am feeling
